Current Yields on S&P 500 Index REITs

*Yields have been calculated using current quarter annualized dividend payments.
Average yield for the 17 REITs included in the S&P 500 Index is 3.4% as of May 17, 2013, 2012, 74% greater than the yield
on the S&P 500 Index, at 1.9%.
Highest yields among S&P 500 Index REITs are offered by Health Care REIT at 5.0%, as well as HCP Inc and Kimco Realty at 4.4%.
Lowest yields among S&P 500 Index REITs are provided by American Tower at 1.2% and Boston Properties at 2.1%.
Note that Macerich was added to the S&P 500 Index as of May, 2013. We have also added Weyerhaeuser and American Tower, as
both became REITs following conversion from C-Corps. |

S&P 500 Index REITs - Total Return for 2012
Total Return for S&P 500 Index REITs for 2012 ranged from 2% for Equity Residential to high of 32% for Prologis Inc. Total return includes 2012
price change, as well as actual cash dividends distributed for 2012, with yield calculated on price as of December 31, 2011.
Simon Property Group is at the top of the list for dividend increases, up 17% for 2012, followed by Equity Residential with a 7% dividend increase,
while AvalonBay Communities and Kimco Realty increased dividends by 6%.
